"DUE DILIGENCE- Environmental Phase 1

THE ENVIRONMENTAL PHASE 1 - The Assessment of Risk

The purchasing  a commercial property can be gamble and also risky business.  Many lending institutions rand banks require  Due Diligence-Environmental Phase I Assessment or Environmental  Phase 2 be completed prior to purchase. Their are many Environmental firms in NJ offering Due Diligence- Environmental Phase 1 Environmental Phase I  Assessment services. However, all are not created equal. Some companies follow their own guidelines and do not follow ASTM E-1527 standard for completing a Environmental Phase 1 Investigation. Other companies use junior staff members right out of college to perform these services. Experience is the key to performing a comprehensive Environmental Phase I Investigation. Environmental Systems only uses senior Environmental Scientists or LSRPs to perform these investigative tasks.

Many  Environmental companies offer these services at a low price. The old saying is true ' You get what you pay for ". Environmental Systems has always provided high quality services at reasonable prices.. Another issue is judgement  calls when it comes to areas of Environmental Concern. When is a area of  environmental concern, not a environmental concern.. This is tough question sometimes, but it always better to air on the  side of caution that risk costing the potential buyer thousands later when remediation is required.

Environmental Systems has been performing Environmental Phase 1 and Environmental Phase II investigations for over 25 years.. Many companies are located out of state and try to perform Environmental Phase I investigation.. Some one from Idaho can not possible understand New Jersey Commercial real estate and contaminated properties if they have not lived here.
